Thu Thiem new urban area with a total area of 657 ha is located on the east bank of Saigon River opposite District 1 to the west bank where Vinhomes Khanh Harbor City apartment project is deployed. Thu Thiem New Urban Area is planned to be a new, modern and expanded center of Ho Chi Minh City, with the main functions of being a financial, commercial, and high-end service center of the city and the area area and international position, is a cultural, resting and entertainment center.

 

MASTER PLANNING FOR THU THIEM PENINSULA


Thu Thiem is planned to be a sustainable new urban area in close combination with the natural landscape conditions of Thu Thiem; At the same time, creating many open spaces, utilities and public works to serve the lives of residents and workers.

According to the approved 1/2000 plan, Thu Thiem new urban center is located in An Khanh, Thu Thiem, An Loi Dong wards and a part of Binh An and Binh Khanh wards. Thu Thiem new urban center is divided into 5 main areas including the main "Core Center" Area, Northern Residential Area, Residential Area along Mai Chi Tho Avenue, East Residential Area, Chau Tho Area. In the south, the permanent population is 145,369 people, the number of regular workers is 217,470 people, of which visitors are 1 million people (maximum during the festival), the office for rent is flat 1,719 people.

Thu Thiem new urban area is divided into 8 functional areas. Each functional zone has its own characteristics of mixed use, private building density, public spaces and accent works.

DIVISION OF ZONE 1

Functional Zone No. 1 is located in the northern half of the Central Core Zone, which is a high-density multi-function commercial service center. The tallest towers are located along the arterial boulevards and Central Square, gradually reducing the height towards the Saigon River and the Central Lake. The important and public works in the Function Area No. 1 are the Exhibition Conference Center with the pedestrian bridge through Channel 1 connecting with the Museum House; Symphony Theater and Planning Information Center.

DIVISION OF ZONE 2

Function Area 2 located south of the Central Core Zone, is a high-density complex with commercial functions, multi-function residential and recreational sports. The whole area is divided into 3 small areas: Zone 2a to the North of East-West Highway, Zone 2b - Complex of Observation Tower and Zone 2c - Complex of Recreational Sports: this is also the place to deploy Vinhomes Thu Thiem and Vinpearl Land. High-rise buildings are arranged along the Ring Boulevard and the Square with the height decreasing towards the Saigon River and the Central Lake. Important public and key works in Function Area 2 are Works of the Observation Tower Complex, Stadium, Multi-purpose Arena, School and Local Administration Center.

DIVISION OF ZONE 3

High-rise multi-function commercial area is located along the arterial Avenue. The residential function mixed lower density construction on the banks of Saigon River and Central Lake. The important and public works in the No. 3 Function Area are the School and the Museum opposite the Exhibition Conference Center via Channel No. 1.

DIVISION OF ZONE 4

Function area 4 is a mixed residential area located north of Thu Thiem. High-density multi-function commercial buildings are concentrated along the Arc Boulevard. The mixed residential functions and public works have a low density towards the Saigon river bank and the big Ca Tre canal. The important and public works in the Function Area 4 are three (3) Schools, Community Activities Centers, Local Administrative Offices, Fire Stations and Fuel Supply Stations.

DIVISION OF ZONE 5

Functional zone No. 5 includes the public works area to the north of the East-West Highway and the low-density residential area south of the East-West Highway with multi-functional commercial works located along the East-West Highway and North - South road. Important and public public works in Functional Zone No. 5 are Children's Palace, Urban Administrative Agency Building, Fuel Supply Station, two (2) schools, Community Center and Local Administration Agency.

+ Number of employees: 9,200 people
+ Average land use coefficient of the whole area: 1.47.
+ Building height from 4 to about 10 floors

DIVISION OF ZONE 6

Function Area 6 is an area along the East-West Highway and among the natural canals of Thu Thiem peninsula. The Software Park is planned to be located on the North East-West Highway. This will be the focal point of economic activities and information technology research. Adjacent to the International Hospital, this position makes the access to the hospital quick and easy from the East-West Highway or from the inner and outer areas of Thu Thiem. On the south side of the East-West Highway is a functional zone comprising of mixed commercial blocks located along the main corridor, with quiet areas and lower density behind. The entire area is provided with public transport routes such as buses or internal buses and a metro line that leads to the station area located at the Hospital and Software Park.

+ Temporary resident population (specialist apartments): 1,720 people.

DIVISION OF ZONE 7

Function area 7 is the Easternmost functional zone of Thu Thiem, including the following functions:
The area in the Eastern complex, currently under construction, creates the eastern gateway of Thu Thiem. Development area with medium to high floors with full infrastructure and public services.
Resort area of ​​the Southern Delta region harmoniously combines with the natural landscape conditions of Thu Thiem. The Hotel Zone is specially designed to ensure maximum privacy and connection to the rest of the project.
The Marina Station is proposed at the intersection of the big Ca Tre canal and Saigon river. Yachts of all sizes will dock here with the tourist port function. Around the port area is expected to be a complex of commercial areas such as restaurants, shops and holiday huts.

DIVISION OF ZONE 8

Functional area No. 8 is the Southern wetland area, the most diverse ecological development area in Thu Thiem. Most of the area is mangrove land, dredged waterways, and development projects must be considered very seriously in order to preserve this important area of ​​the existing peninsula.
When there is a high tide from the Saigon River into the canal system and mangrove forest in this flooded area, water will be filtered and poured back into the waterway system. There are three development projects that have a great impact on this area: The Southern Delta Resort Hotel is floating (built on the pile system) arranged in the West; Vinpearl Land water park; and Plant Research Area.
These projects are designed and managed in a sustainable manner, to ensure that the southern submerged area is stable to serve the role of Thu Thiem, as well as with the whole city.
